The Arbors at Penfield
The Arbors at Penfield is a large, mixed use development at the northwest corner of Atlantic Avenue (Rt. 286) and Nine Mile Point Road (Rt. 250) in Penfield. At 772 units of housing across 99 acres, it is likely the single largest multifamily development in the region. The mixed use designation comes from approximately 44,000sf of commercial space mostly in a 2 block long ‘downtown’ at the center of the project.
As the construction manager, Spoleta is running point for Whitestone Development Partners (of Apex and Edgewater fame locally) and Bob Morgan’s triumphant return to multi-family housing in the region. The project also has a lengthy list of architects and designers attached to it, including the BKV Group, SWBR, and James Fahy Design.
Construction is expected to be continuous for the next 3 years or so, but leasing has already begun on the completed units, which are being managed by Cabot. None of the commercial spaces looked spoken-for yet, but they appear primed for boutique retail in the future. Donovan is currently responsible for their lease out.

Initially planned to be a donut shaped-building with a courtyard, it appears that plans have changed to reuse the B1 apartment building design additional times on site. This building matches the out-of-frame to the south (left) building but rotated 180 degrees and with a fourth floor.
